With real estate costs continuing to skyrocket, CEII is trying to acquire future development sites at today's prices. Thus, we continue to seek out new scattered site infill locations for both home ownership and rental development.

 

Utilizing partnerships we have developed with the Whitney Bank Community Development Corporation and the Florida Community Loan Fund, we utilize ongoing lines of credit to finance our acquisitions of properties for future Development.

 

We have locations on hand for twenty six units of ownership housing for the 2006-2007 fiscal year. Sites are now being acquired for development in 2007-2008.

Santa Rosa County Home Ownership Initiative

Beginning in fiscal year 2006-2007, CEII entered into a contract with neighboring Santa Rosa County for the development of ten ownership units on scattered site infill locations. The Santa Rosa project is being developed in conjunction with the West Florida Regional Planning Council ("WFRPC") which manages affordable housing programs for Santa Rosa County.

 

Under CEII's agreement, the County is providing "soft" second moorage financing for down payment and closing cost assistance to the income eligible home buyers, at up to $50,000 per unit. CEII has acquired ten locations with five of them being located in the Georgetown Estates subdivision just north of downtown Milton, on Julia Dr., Alabama St and on Rice St.

 

The ten homes will be developed in two separate groups of five with the first group currently under construction and the second group to begin construction in near future. CEII is currently planning to build another ten units in fiscal year 2007-2008 and has already acquired four lots in East Milton as the first step in this ongoing initiative.
